1. Acceptance of Terms

By accessing and using ThaiLivo ("the Platform"), you accept and agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Use of Services

You must be at least 18 years old to use our services. By using the Platform, you represent and warrant that you meet this age requirement.

2.2 Account Registration

You must provide accurate and complete information when creating an account.
You are responsible for maintaining the confidentiality of your account credentials.
You are responsible for all activities that occur under your account.
You must notify us immediately of any unauthorized use of your account.

3. Property Listings

3.1 Listing Requirements

When creating property listings, you must:

Provide accurate and truthful information.
Have the legal right to list the property.
Include clear, recent, and representative photos.
Specify all relevant property details and conditions.
Update listings promptly when information changes.

3.2 Prohibited Listings

You may not list properties that:

Are fraudulent or misrepresented.
Violate any applicable laws, regulations, or third-party rights.
Contain illegal content or promote illegal activities.
Include discriminatory content or practices.

4. User Conduct

You agree not to:

Use the Platform for any illegal purpose.
Harass, abuse, or harm other users.
Impersonate any person or entity, or falsely state or misrepresent your affiliation.
Interfere with or disrupt the Platform or servers or networks connected to the Platform.
Attempt to gain unauthorized access to any portion of the Platform.
Use any automated system to access the Platform without our express permission.

5. Intellectual Property

All content on the Platform, including but not limited to text, graphics, logos, images, and software, is the property of ThaiLivo or its content suppliers and is protected by intellectual property laws. You may not reproduce, distribute, or create derivative works without our express written permission.

6. Fees and Payments

6.1 Listing Fees

Basic listings are free. Premium listing packages are subject to fees as displayed on our pricing page. All fees are non-refundable unless otherwise stated.

6.2 Payment Terms

Payment for premium services must be made in advance. We reserve the right to modify our fees at any time with reasonable notice.

7. Disclaimer of Warranties

THE PLATFORM IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.

8. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, THAILIVO SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS OR REVENUES, WHETHER INCURRED DIRECTLY OR INDIRECTLY.

9. Indemnification

You agree to indemnify and hold harmless ThaiLivo and its officers, directors, employees, and agents from any claims, damages, losses, liabilities, and expenses arising out of your use of the Platform or violation of these Terms.

10. Dispute Resolution

Any disputes arising out of these Terms shall be resolved through binding arbitration in accordance with the laws of Thailand, except where prohibited by law.

11. Termination

We reserve the right to suspend or terminate your account at any time for violations of these Terms or for any other reason at our sole discretion. Upon termination, your right to use the Platform will immediately cease.

12. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of material changes via email or through the Platform. Your continued use of the Platform after such changes constitutes acceptance of the modified Terms.

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of Thailand, without regard to its conflict of law provisions.
